  • Las Vegas Monorail

las vegas monorailThis Saturday the Las Vegas monorail had free giveaways at each station. Locals rode the monorail free all day and the regular unlimited one day pass was discounted for visitors to $9.

We boarded at the end of the line at the MGM Station and road it all the way to the end, at the Sahara Station. The entire trip took about 30 minutes, with stops at each of the five stations in between. Some of the "entertainment" at each station was truly Las Vegas. One stop had a photo opportunity in front of a green screen where you could dress in various costumes and appear in front of the Las Vegas strip sign. Of course it wouldn't be Las Vegas without gambling. One stop had BlackJack and the other a wheel of fortune. Each station had a DJ  as well.

There are plans to expand the monorail service all the way out to McCarran international airport. Currently, it runs from MGM Grand with stops at Ballys/Paris, Flamingo Hilton, Harrahs/Imperial Palace, the Las Vegas Convention Center, Las Vegas Hilton and the Sahara. For anyone attending a convention, it is absolutely the best way to get to the convention center and a huge time saver. The convention center station is located right in front of the West hall and just a short walk from the main hall.

The monrail runs Monday through Thursday from 7 a.m. to 2 a.m. and Friday to Sunday until 3 a.m.  There are automated ticket machines at each station plus a customer service booth that is open until 8 p.m.  Tickets can be purchased on a per entry basis or you can buy unlimited passes up to 72 hours for $40. • Trump gets his name on the strip

trump signWell, its official. Visitors to the Las Vegas strip will now see "Trump" listed there.   Construction crews finished adding the Don's name to the first tower of the Trump International Hotel and Tower. The sign is a total of 140 feet long and each letter is 20 feet high!

Of course, when they decided on a name for the project there was only going to be a single tower. Sales for Trump Tower II are already underway. According to the Trump sales team, the final touchs on the interior lobby are being made at this time as well as completion of the rest of the interior.  There is no official word on their website as to a completion date, but judging by the speed of the construction I'm guessing by next summer it will be completed and occupied.

For more information about the Trump Towers or any of the other Las Vegas high rise condos, call me at 702-493-8033. There are still units available.

  • All Ogog about blogs

My husband had started blogging a few years ago. Back then, blogs were not as main stream as they are now.  There were a lot of sites that compiled and organized blogs like there are now. One of the newer ones is ogog.com. Its actually a non-profit site (a rarity indeed) that uses an open source API. You can see his profile here. The site lets you rate individual posts and display your "ratings".

  • A day in Boulder City

Today I spent the day in clean, green Boulder City. Despite the severely restricted growth, there is some new construction going on there. Several new homes are being finished in Lake Mead View Estates. Some of the views are spectacular and the homes aren't bad either!  The community is located just off US 93 on your way to Lake Mead.

big horn sheepAfter touring the community, we took a break and made a pit stop at Hemening Way park. It has great views of Lake Mead and attracts all sorts of visitors. A few minutes later, several females came to join him for lunch. Apparently they are regular visitors because there are signs up everywhere stating that they are wild animals and not to feed them. Dogs aren't allowed at the park either. One of the residents we were talking to there said that they will generally shy away from people but will come right up to her when she is riding her horse. I'm afraid the picture doesn't do him justice.

The park is right down the street from Lake Mountain Estates which was our next stop. I finally updated my community pictures and then stopped by Bella Vista, the new(er) community next door. Both communities have great views of the mountains and Lake Mead.

quailAs we were driving back, we had to stop to watch the quail. There was a whole troupe running across the street, but I only managed to catch these two on camera. If you are a nature lover, Boulder City is a great place to go to see some of our native species. Home owners who live in the mountains often get visits from quail, big horn sheep and various other native wildlife. The beauty of the desert right in your backyard.

  • New Commercial Project in Henderson

Not all of the action will be taking place in Las Vegas. The city of Henderson has approved the largest resort to be built in city limits on an 80 acre parcel at the corner of St. Rose Parkway and Las Vegas Boulevard. The project, M Resort, Spa and Casino proposed $1-billion project includes an 11-story casino resort totaling 390 rooms and suites with 90,000 sf of gaming space and over 40,000 sf of meeting and conference space. Other planned amenities will include a large spa, canyon feature pool area with waterfalls, restaurants and other unnamed  entertainment options.

The site is located about 10 miles south of the Las Vegas strip at an elevation 400 feet higher than most strip properties. The higher elevation should allow for some great views of the Las Vegas skyline and the surrounding mountains. Its reported that MGM Mirage Inc. is investing $160 million in M Resort.

It seems that commercial Henderson real estate is still going strong. because that's not the only commercial activity in the area. Another resort, Southern Highlands Resort is planning to develop a 100 acre parcel across from the M Resort site. It will be a mixed use project featuring approximately 600 hotel rooms, plus retail and entertainment space.

  • Remembering our Veterans

Today undoubtedly you will see many tributes to our veterans on television, in print and on the web. Last week when I spent a day in Boulder City, I spent some time driving through the different neighborhoods and visiting the historic part of the city. One of the recent additions to Boulder City was a Veteran's cemetery located off of Veteran's Memorial Drive and Commons Way. There is an onsite chapel and a computer terminal that will help you locate a loved one's resting place. There are also pavers and monuments to the various branches of the armed forces. As for what we can say to describe our vets, I think this monument sums it up best.

uncommon valour was a common virtue

To all our members of the armed forces, thank you. Your sacrifices are appreciated.

  • Historic Frontier soon to be dust

Within the next 24 hours, New Frontier Hotel will be imploded. As usual for Las Vegas, change is constant. The Frontier is being demolished to clear the way for the Plaza Hotel complex, that will be like the one in New York City. The project will be in the multi-billion dollar range. The 34.5 acre property was purchased for over one billion dollars, making it some of the pricest Las Vegas real estate on the strip.

Construction is slated to start in 2008 with a completion date some time in 2012. Early reports state that the project will have a 3,500 room ultra luxury hotel, retail shops, convention space, dining and condominiums. No word yet on whether they will condo hotel units like the Cosmopolitan or regular residential high rise condos like ones at the Sky Las Vegas.

Yet another huge construction project to hit the strip.

  • Realtors descend on Las Vegas

When it comes to conventions, Las Vegas is near the top of the list. Ask anyone that lives someplace else, given a choice, where would you like to go for a convention.....VEGAS BABY!  This year, the National Association of REALTORS(R) convention and expo is in town. Last year, it was held in New Orleans, giving the local economy a nice shot in the arm.  Conventioneers were treated to a truly Las Vegas event, the demolition of the Frontier Hotel and Casino. The property was located center strip, near the Fashion show mall and Trump Tower.

The convention has brought thousands of Realtors(R) from all over the world to exchange ideas, discuss marketing strategies and of course, view the latest and greatest wares being marketed to the real estate industry. Given the amount of bloggers that are attending, I doubt what happens in Vegas will stay in Vegas this year!

  • Why going Green makes dollars and sense

Over the last two years, southern Nevada has seen a huge increase in the amount of "green" building in both the commercial and residential sectors. Many would attribute the growing green trend with rising fuel costs and a growing awareness by the consumer of global warming. While that is a reasonable assumption, its only part of the reason why builders are going green.

As usual, its about the money and I'm not talking about the dollars that consumers will save in utility bills. Back in 2005, the Nevada Legislature debated and unanimously approved a measure to cut property taxes up to 50% for 10 years for energy-efficient construction.  The measure also lowered sales taxes for building supplies to 2% as well. For an enormous project like CityCenter, the resulting savings in taxes are huge. Other residential Las Vegas high rise condos have followed suit, seeking the LEED certification. The latest one is the Verge, located downtown.

molasky green buildingIn this slow market, these huge tax breaks could be critical in the success of a project. Both CityCenter and Verge have done very well in sales, despite the huge inventory of high rise and lofts in the Vegas valley.

However, its not just residential projects that are cashing in on the green. The Molasky commercial center (pictured above) was the first commercial green office building in Las Vegas.  The new construction at the Lied animal shelter is another green project. The new kennels use the latest green technology and are powered by solar panels mounted between the kennels. The odds are we'll be seeing a lot more of these projects in the future.
