- Am I liable for capital gains when selling a property I have rented?
I bought a flat in 2001, lived in it until 2004 and then started renting it out whilst I moved to another part of the country and rented there. I've recently put the flat on the market. If I get the full asking price, I will have made a profit of over £100,000 on it. Does this mean I will have to pay captial gains tax (and what % is that?). Also, if I am liable for a huge amount of tax, is it possible to avoid it by moving back into it for a while, and if so, how long?

- Can you tell me why the realtor said the house is priced accordingly?
It's a house out of foreclosure. It sold for 43k in 2004, and it hasn't been on the market (this time around) for very long. The asking price is 12k. The realtor said that it is "priced accordingly", does that mean a crap load of work needs done to it since it last sold for 43k? Or does that mean that's how much the bank wants to pay it off? The realtor said that the price is still negotiable.
*The realtor did tell me that the people that lived in it stripped out the copper pipes underneath the house.
If it was last appraised @ 43k, does that mean I'll have to spend 30k to fix it?

- What does it mean when a realtor says " I can sue you on performance?"?
I am currently trying to get out of a purchase agreement, and the realtor said that he can sue me on performance? Would like to know what that means and what else could happen when someone backs out of a purchase agreement?
Since you say commission, he is actually an investor and he had this house built and it is a for sale by owner, so he still gets commission? And what if he broke the agreement, because the house it not completely finished? Which would be the reason we want to move. thanks for the help

- Ex-girlfriend and her/my rights to the property?
girlfriend left and still has a lot of stuff at my place. i own my own home. she had chosen a day to come get her things 5 times and has only showed up once. there is still a lot remaining and she says she wants it. Now i want it out of my house as quickly as possible. She will name a day and contact me the day before and say she cannot make it. Is there legal action i can take that would require her to either remove the items from my property or possibly forfeit ownership of it so i am not liable when i throw it away or refuse to let her on my property? It has almost been 3 months since she has left. also this would be in the state of Pennsylvania
i already told her i would set it outside and put a sign on it that says "Free".....seriously. did not motivate her one bit. yet i dont want to really do it because im afraid ill be liable for it. dont wanna give the b*tch any $ if i dont have to.

- Buying a New Home?
I am in the process of buying a home. Actually Im almost done. My closing costs in my good faith estimate was only 1030.45. Well I have to send off $400 for the appraisal. So that only leaves 630.45. Well the house is a foreclosure, and so i had to put done 500 dollars to the foreclosure bank. My loan officer said to copy that and give to her and that will take it off my closing costs, which only leaves me at 130.45. Well the foreclosure bank agreed to pay 1600.00 in closing costs. And another 500 dollars for repairs. Do they send that money to me? And if so, before closing or at closing? Also, if I only owe 130.45, do I get to keep the rest for myself to use for repairs and etc? Any help, please....

- Why oh why do private tennants treat our houses which such disrespect???
Because they have no rights beyond their lousy 3 months tennancy!
The law is a chocolate starfish for them.
You can not expect someone to care for a house they have 3 months security in.
After 5 years in my rented house i have come to the conclusion i will end up being remembered as one of those dreaded tennants.
He can keep the lino we have put into the bathroom and kitchen at our own expense.
The roof leaks but i really don't need another dodgy builder like the one that supposedly fixed the electric in my daughter's room. I never challenged him on that one. It wasn't worth the aggro at the time. One of the sockets works now anyway.
If we had a decent tennancy ... we could put our own laminate in. And put some fresh paint on the walls. But a tennancy that gives us 3 months? You got to be joking!
So the next time you ask yourself the question as to why private tennants seemingly don't care for the places they live in ...
WOULD YOU CARE IF YOU HAD 3 MONTHS SECURITY?

Armaillo: As for the gas certificate ... i am considering to ask the fire brigade to do a safety check on the house before i leave. I would do it now but really don't need the aggro. :-)

I need to reinstall Windows, but never got a disc from HP. It's been about 1 1/2 now at least. On the side of my machine is a Windows XP license. How can I obtain a disc to reinstall?
Well I did buy it shouldn't I be able to reinstall it for as long as would want to?
